• As your REALTOR®, I pay for all marketing and advertising costs. Some of these, for example, are: Your uniquely made and delivered "Just listed, Open House and Just Sold" flyers, exposure on Prudential's Page on the Real Estate Guide, loads of websites - Prudential's, the Real Estate Boards, and several hundreds other REALTORS® sites (from all Brokerages) with direct access to potential buyers and sellers.
• As your REALTOR®, I prepay these expenses from out of my own pocket. These are unrecuperable to me, unless and until there is a signed valid contract that has been executed.
• As your REALTOR®, I add experience, transferable skills and expertise in all aspects of the sales process including marketing, presentation, financing, negotiations and general life experiences.
• As your REALTOR®, I handle all showings at any and all times.
• As your REALTOR®, I suggest a network of known and trusted professionals to work for you - it could be lawyers, accountants, tax specialists, environmental experts, building inspectors, fire code retrofitters/ upgraders, builders, painters and renovators, cleaning services, stagers and countless other people which you might require to make your sale as stress-less as possible. If as your REALTOR®, I don't have the answer, I can likely find it out from my Broker.
• As a good REALTOR®, I always have your best interests in mind, so, you have someone on YOUR TEAM!
• As your REALTOR®, I can handle and advise on all price and contract negotiations, first by searching comparables in the same neighborhood, and then presenting you with a Comparative Market Analysis. 
• As your REALTOR®, I verify all information given and flag any potential concerns on the reports presented, as well as verify the potential meanings of the contract clauses used. If you question any clause, please see your lawyer before signing the contract.
• As your REALTOR®, I provide you with all the cause and effect options and opportunities without holding back. 
• As your REALTOR®, I may suggest but you make the final decision.
• As your REALTOR®, I give an unbiased, realistic view of your home and your options without emotional attachment to your property.
• As your REALTOR®, I can give you the knowledge, if need be, to help you ask the right questions when looking for a home.
• As your REALTOR®, I hear and report the unvarnished truth about your home presentation and its effect on potential buyers. 
• As your REALTOR®, I provide feedback to help you make the necessary changes and adjustments to get your home sold realistically and on time.
• As your REALTOR®, I verify who comes to the open house or home viewing, I qualify him/her/them.
• As your REALTOR®, I am the first contact to question the source of their funds.
• As your REALTOR®, I help to protect your possessions and interests. 
• Should an unforeseen potential problem arise, you have a safety net against being sued directly.
• When I am at your service, you can spend your time as you see fit, and not be at the mercy of telephone and doorbell viewing requests from unknowns or potential customers.
