The price you paid for your home in the past doesn’t affect its present value.
The amount you paid extra to improve your home to your taste doesn’t affect its present value.
The price you "need", so you can buy another or so you can pay off your mortgage, or the preset amount you absolutely must have for your home, doesn’t affect its present value.
The number of houses previously sold by or the experience - that you or I or another salesperson, or broker or so-called Number 1 Experts, all have - doesn’t affect your home's present value.
What anybody that isn’t "buying" it "says" it’s worth, doesn’t affect its present value.
The only criteria that affects the present value of your home is:
WHAT A BUYER IS WILLING TO PAY FOR IT when he’s comparing the price and features of your home against that of another in your neighborhood AT THE TIME THAT HE IS READY TO BUY. The market price fluctuates with the BUYERS’ availability and needs. For your home to sell well, and at a good market price, THE BUYERS MUST BELIEVE THAT YOUR HOME IS MORE VALUABLE TO THEM THAN YOUR NEIGHBOR’S, preferably more than one buyer at the same time... That is the only thing that will raise your house’s value up!
